Commission Schedule

  • NO Company Fees, NO Transaction Fees!!!
  • Commission Schedule based on previous 12 months sales and renews on hire date.
  • Full and Part-time Agents Welcome.
  • You can reach the next level by reaching the goals on either side. (which ever comes first.)
  • You get one transaction per side and half of the sales price per side. (You will receive 2 transactions and the full sales price if you work both sides.) Each Rental Agreement equals a ΒΌ transaction.
  • 55% – New Agents or Agents with less than 5 transactions OR $0-250,000 in the last 12 months
  • 65% – 5 transactions in last 12 months OR $250,000-$499,999 in the last 12 months
  • 75% – 10 transactions in last 12 months OR $500,000-$999,999 in the last 12 months
  • 80% – 20 transactions in last 12 months OR $1,000,000-$1,999,999 last 12 months
  • 85% – 30 transactions in last 12 months OR $2,000,000+
  • 100% – $250 monthly fee (agent responsible for all costs involved in all transactions)
  • 75% – Lifetime more than 80 Transactions OR $8,000,000+
  • Commission for all rental transactions. ($150 for each owner signed one year contract, $150 for each tenant one year lease, (1/4 Transaction per contract)
  • In house sales – 10% more than current rate. Top at 90%
  • Agent owned (purchase) – 10% more than current rate. Top at 90%
  • Agent owned (sale) – 10% more than current rate. Top at 90% or a Flat Fee of $550 Agent pays for all expenses associated with listing (Agents choice)
  • Minimum Commission deals at or less than $50,000 or $1,500 commission splits at a max split of 65%

  • Phone system with Call forwarding, Voice Mail over internet (you receive an email if you get a voicemail. Can also send a text message to your cell phone. Access office phone system out of office.)
  • Discounted Pricing at HHGregg, Sherwin Williams, Alside, etc.
  • Lowest Commission 6/4% unless authorized by Broker. (you may go as low as 5% on the first 100K if approved by the broker this – would involved little to no paper advertising.)
  • Minimum Commission $3,000 on listings unless authorized by Broker.
  • We will accept prepaid real estate contracts ($995 for any listing – Includes MLS, yard sign, lockbox, and internet advertising only there will still be a 3/2% fee for buyer agents. Owner can still sell house without agent assistance without any additional fee. Listing agent receives $550 for each contract.)
  • We will buy your first 1000 business cards. (You may choose single sided or dual sided cards. We will also include a professional picture of you at not additional cost. Or you can supply us with a full color digital picture. Must be high resolution.) We will split the fees 50/50 after that.
  • We supply all Signs. (you may use your own lock box) (You are responsible for the replacement costs if you loose a sign.)
  • You are responsible for the care of all signs and lock boxes, and must sign out any item you take from the office. Any items not returned, will be charged at the current replacement cost of the sign’s or lock box.
  • Use of company trailer for clients or personal use (must sign out and have properly equipped vehicle to pull trailers, Must return in same condition!) We have a 6×12 open trailer available. Most medium size truck or suv can pull if equipped with hitch and trailer wire harness.
  • Ads paid by broker in all completed transactions.* (broker to review all ads before print. See agent costs below.)
  • Use of Building after hours. (Please notify if you plan on using office to avoid conflicts) (We have after hour meetings on occasions.)
  • Our Conference room has a projector with internet access. We also have a fully equipped kitchen and room for meetings in there as well. (Conference rooms holds 8-10 people, Kitchen can handle 12 – 16 people.)

Agent Costs:

  • On listings that result in no sale agent responsible for 50% of advertising costs.
  • You are responsible for all your renewal fees.
  • Cost of personal advertising. (See broker for details.)
  • E/O insurance $0 per deal.
  • Agents on the 100% Commission Scale will pay for all expenses incurred. This is for a one year term. After one year you can continue on a month to month basis. (Monthly agent fee is due on the 1st of the month.)
